When they fall in love with a house and the agent says "your offer is accepted", many Chinese people think that they can get the keys after paying the money. As a result, after waiting for three or four months, the lawyer sent emails back and forth asking questions, and in the end someone else raised the price to pry him away. This is the biggest difference between conveyancing in the UK and in China: verbally accepting the offer does not mean a transaction is completed, and everything may be overturned before the contract is exchanged.

When transferring large amounts from overseas, you must also pay attention to compliance declarations.

Chinese who have just arrived in the UK and have a visa in hand but have not stayed for the required number of days may be counted as non-residents and pay more tax - be sure to ask a lawyer to calculate it in advance.

1. Gazumping : It is completely legal for the seller to accept a higher offer before exchanging contracts. If you want to be safe, urge the lawyer to go through the process quickly and don't delay.
2. Leasehold Hidden Cost : When buying an apartment, most apartments have leasehold property rights. You need to pay attention to the remaining years, service charge (property fee) and ground rent (ground rent). Too short a term can affect lending and resale.
3. Skip the home inspection (survey) : The bank’s valuation is not equal to the home inspection. Spending a few hundred pounds on a structural survey of an old house may help you negotiate the price or avoid big pitfalls.
