Renters' Rights Act 2025

Every new assured tenancy in England is periodic. No fixed terms, no section 21, rent increases only by section 13 notice, and a written statement of terms that must reach the tenant before they sign. Assured shorthold tenancy templates no longer work.

6 April 2026

Employment Rights Act 2025

Statutory sick pay from the first day with no lower earnings limit, paternity and unpaid parental leave as day-one rights, and the collective redundancy protective award doubled to 180 days. Contracts written before this say the wrong thing.
