What documents are needed when parents gift the down payment for ILR?
My judgment is: when parents fund the down payment for a house purchase, they should prepare a gift declaration and proof of fund sources before the transfer, and confirm that the loan institution accepts them.
This list explains the home buying process in England and Wales. Buying a property with ILR or a UK visa does not substitute for proof of funds. The UK government's "Home Buyers Guide" section 4 states that identity, address, and source of funds may be checked multiple times during the transaction, including gifts from relatives.
1 | First ask the loan institution if they accept it
When parents are overseas and the funds have not yet been transferred, the mortgage advisor can confirm the acceptance conditions with the intended loan institution.
You can explain at once the parents' place of residence, the country where the funds are located, the estimated gift amount, how the funds were formed, and whether there are any loans, repayments or real estate rights involved. Then request the applicable gift form and list of required documents. The loan institution will assess the down payment arrangement, and the transfer lawyer will verify the source of funds; the same document may need to be submitted separately, and approval of the mortgage does not mean that the lawyer has completed the review.
2 | The commitments in the statement should be consistent with the agreement.
A gift declaration, usually called a gifted deposit letter, should be filled out in the format recognized by the lending institution.
The content to be verified includes the names, addresses, and family relationships of the parents and the buyer, the address of the property to be purchased, the amount and currency of the gift, the purpose and source of the funds, and the signing date. Lending institutions often require confirmation that the funds do not need to be repaid, and that the parents will not obtain property rights from the investment; some forms also ask whether the donor will reside in the house. When the parents plan to live together for a long time in the future, or when there is an agreement to return the investment after selling the house, these arrangements should be disclosed together, so that the lending institution and lawyer can determine whether they can accept them. The recipient of the gift should also be accurately written: whether it is for their own children or both parties buying the house together, and it should be consistent with the actual family agreement.
If the actual agreement is to repay the money, it should be handled according to the loan statement, and a gratuitous gift declaration that does not reflect the actual situation should not be signed to comply with the form.
3 | Parents also need to explain how the money was obtained
Parents usually need to prepare identity proof, address proof, and prove the family relationship as required. The financial materials should be organized according to their sources: salary savings are matched with salary or retirement income records and savings transaction records; investment redemption is matched with holding, redemption, and arrival records; inheritance funds are matched with documents confirming the inheritance and account transaction records. The materials should support the gifted amount, not just show that there was money in the account on a certain day. The pinyin on the documents, the signature on the declaration, and the account name of the payment account should correspond; when parents separately fund, it should also specify each person's amount and source of funds.
Gift Declaration explains the conditions of this grant; source of funds (funds source) evidence explains how the money was obtained, and each has its own purpose.
4 | Cross-border fund flows should be able to connect前后.
I recommend creating a transfer directory arranged by date: original account of parents, exchange records, remittance receipt, and my receiving account, followed by the record of payment for the house purchase. Each entry should include the corresponding amount, currency, payer, and payee; if the actual arrival amount differs due to exchange rate or handling fee, attach the relevant proof. This way, when submitting, you can directly find each set of documents, reducing the need for back-and-forth follow-up. This directory can also be used to respond to the payment purpose and source inquiries from the receiving bank, with specific additional documents provided according to the bank's notice.
The translation, certification, or notarization requirements for the Chinese material should be confirmed with the recipient first; clarify the scope of the translation needed before proceeding.
5|Old water flow may also come in handy
If parents have consolidated deposits from different accounts into one account, the documents should also retain the corresponding records before consolidation; if there are inconsistencies in name spelling, currency, or amount, an additional page of explanation can be attached and the original evidence marked. The organization method mentioned here is my suggestion; the specific documents required still depend on the loan institution and lawyer to confirm based on this transaction.

When the fund verification is not yet completed, the date of the exchange contract should retain some buffer time, to avoid having already assumed the payment obligation while still waiting for material confirmation.
