Questions about this document

What is in the pack and what do I save?
Four documents, each as an editable Word file and a PDF, delivered in one ZIP: the Assured Periodic Tenancy Agreement (England), the standalone Written Statement of Terms, the Tenancy Guarantor Deed and the Property Inventory & Schedule of Condition. Bought separately they cost £39.96; the pack is £29.99, a saving of £9.97.
Do I need all four for one letting?
Most landlords use the tenancy agreement (which has the written statement built in) and the inventory on every letting, the guarantor deed whenever a guarantor is involved, and the standalone written statement when an agent’s or another agreement is used. If you only ever need one of them, buy it on its own; the pack is for landlords who want the full set ready for the next letting.
Is everything updated for the Renters’ Rights Act 2025?
Yes. The tenancy agreement, written statement and guarantor deed are written for the assured periodic tenancies that almost every new private letting in England has been since 1 May 2026, including the section 16D written statement, section 13 rent increases, the five-week deposit cap and the pet rules. The inventory is a factual record and works with any tenancy.
Can I use it in Wales or Scotland?
The tenancy agreement, written statement and guarantor deed are for England only; Wales and Scotland have their own regimes with mandatory terms. The inventory works anywhere in the UK.
Does it include a lodger agreement?
No. A lodger who lives with you in your own home is an excluded occupier on a licence, not an assured tenant, so the documents in this pack would be the wrong ones. Our Lodger Agreement is sold separately.
What happens when the law changes?
Each document states the date the law is stated as at on its cover. When we update a document, email [email protected] with your order number and we will send the current version. You can use the pack for as many of your own lettings as you like.
