My judgment is: when parents fund the down payment for a house, they should prepare a gift declaration and proof of the source of funds before transferring money, and confirm that the loan institution accepts it.
This list explains the home buying process in England and Wales. Buying a property with ILR or a UK visa does not substitute for proof of funds. The UK government's "Home Buyers Guide" section 4 states that identity, address, and source of funds may be checked multiple times during the transaction, including gifts from relatives.
1 | First ask the loan institution if they accept it
When parents are overseas and the funds have not yet been transferred, the mortgage consultant can confirm the acceptance conditions with the intended loan institution.
You can explain at once the parents' place of residence, the country where the funds are located, the estimated gift amount, how the funds were formed, and whether there are any loans, repayments or real estate rights involved. Then request the applicable gift form and list of required documents. The loan institution will assess the down payment arrangement, and the transfer lawyer will verify the source of funds; the same document may need to be submitted separately, and mortgage approval does not mean that the lawyer has completed the review.
2 | The commitments in the statement should be consistent with the agreement.
A gift declaration is usually called a gifted deposit letter, and should be filled out in the format recognized by the loan institution.
The content to be verified includes: the names, addresses, and family relationships of the parents and the buyer, the address of the property to be purchased, the amount and currency of the gift, the purpose and source of the funds, and the signing date. Lending institutions often require confirmation that the funds do not need to be repaid, and that the parents will not obtain property rights from the investment; some forms also ask whether the donor will move in. When the parents plan to live together in the future, or when the family has an agreement to return the investment after selling the house, these arrangements should be disclosed together, for the lending institution and lawyer to determine whether they can be accepted. The recipient of the gift should also be accurately written: whether it is for their own children or both parties buying the house together, and it should be consistent with the actual family agreement.
If the actual agreement is to repay the money, it should be handled according to the loan statement, and a gratuitous gift declaration that does not match the actual situation should not be signed to comply with the form.
3 | Parents should also explain how the money was obtained
Parents usually need to prepare identity proof, address proof, and prove the family relationship as required. For financial materials, organize them according to their sources: savings from salary or retirement income should be accompanied by records of salary or retirement income and savings flow; redemption of investments should be accompanied by holding, redemption, and arrival records; inheritance funds should be accompanied by documents confirming the inheritance and account entry flow. The materials should support the gifted amount, not just show that there was money in the account on a certain day. The pinyin on the documents, the signature in the statement, and the account name for payment should correspond; when parents separately fund, it should also specify each person's amount and source of funds.
Gift declaration statement explains the conditions of this grant; source of funds (funds source) evidence explains how the money was obtained, and each has its own purpose.
4|Cross-border fund flows should be connected before and after
I recommend creating a transfer directory arranged by date: original account of parents, exchange records, remittance receipt, your receiving account, and then the record of payment for the house purchase. Each entry should include the corresponding amount, currency, payer, and payee; actual arrival may differ due to exchange rates or handling fees, so attach the relevant documents. This way, you can directly find each document when submitting, reducing the need to repeatedly ask for additional information. This directory can also be used to respond to inquiries from the receiving bank regarding the purpose and source of the funds, with specific supplementary documents provided according to the bank's notice.
The translation, certification or notarization requirements for the Chinese material should be confirmed with the recipient first; clarify the scope of the translation needed before proceeding.
5|Old water flow may also come in handy
How long the transaction records should cover should be determined by the reviewing party in combination with the source of funds and the risk. The updated "Anti-Money Laundering Q&A" by SRA (Solicitors Regulation Authority) on January 28, 2026, in the example of evidence for multi-year salary savings, mentions that it may be considered to provide the transaction records of several years separately, to demonstrate the accumulation year by year. This detail indicates that historical records other than recent balances may also be useful.

When the fund verification is not yet completed, the date of the exchange contract should retain some flexibility to avoid having already assumed the payment obligation while still waiting for material confirmation.
